I'm trying to find out cooling only unit for approximately 700 sq ft for office area. There will be about 5-6 desks in that area. Does mini split system work for that application. I'm also concern about outside air requirement. Is there any outside air requirements for such small office area. If split system doesn't work then what would be best type of unit for such application? Any suggestions would be highly appreciated.

If you are interested in a mini-split. I can say that I would go with a ceiling cassette rather than a wall mount. It will deliver better air flow distribution. A ceiling cassette will be more difficult to install in a finished ceiling than a convention drop ceiling. But everyone in the space will be more comfortable.

I typically use 300 sq. ft. per ton for office space here in central Florida. Outside air requirement her are 15 CFM per person. Hope that helps. As far as equipment whatever works best to suite available space for installation. You will not get a longer life span out of a ductless split system like you would a standard split or packaged unit.
